Corner Lot, Double Garage, or Something Else? How Property Type Affects Snow Removal Pricing

A flat, one-size-fits-all price for residential snow removal sounds convenient, but it rarely reflects what's actually involved on a given property. Driveway length, entrance count, and lot shape all change how long a visit takes — which is why property type is one of the first things worth sorting out before pricing gets confirmed.

Single Garage Properties

A standard single-driveway property is the most common baseline. It typically has one driveway width to clear and a single walkway or entrance area, making it the most straightforward property type to quote and service.

Double Garage Properties

A wider driveway means more surface area per visit, and often a wider entrance zone to keep clear as well. It's not a dramatic difference from a single garage, but it does add real time to each visit — especially after a heavier snowfall.

Corner Lots

Corner properties often have additional sidewalk frontage along a second street — frontage that, in many municipalities, the homeowner is responsible for keeping clear. That extra linear footage adds meaningfully to the time a visit takes, even if the driveway itself is standard.

Properties That Don't Fit a Standard Category

Some properties have layouts that don't map neatly onto a standard type — a long or angled driveway, multiple separate walkways, a shared or flag-lot driveway, or unusual access. These are best described directly rather than forced into a category that doesn't quite fit, so the quote reflects the property as it actually is.

Why This Matters for Pricing

Pricing snow removal by property type — rather than a flat rate for every residential address — means the quote is based on the actual scope of work, not an average that overcharges some properties and undercharges others. It also sets clear expectations up front, so there are no surprises once winter service is underway.

If you're not sure which category fits, that's exactly what a quick property description is for — it lets us quote based on what's actually there.
